When people buy a house and obtain a mortgage, the last thing on their minds is the possibility of defaulting on their payments and being in danger of losing their house to the bank. As the great recession started in 2008 this is exactly what happened to millions of Americans as the fallout of the banking crisis started to unfold. After gaining some experience in seller carryback lending, Earnest Inc.’s founder, Nathan Turner, had the opportunity to start buying some of these non-performing mortgage notes in 2010. One of the most profitable and rewarding outcomes that Mr. Turner was able to achieve was to get the borrower making regular payments again (thus making it a performing loan). This not only allows the borrower to stay in the home but gives long term income backed by the real estate. Essentially, when Earnest buys the loan, it buys the right to continue to collect the payments by becoming the new “bank” for the borrowers. The bank that originated the loan is now out of the equation and the relationship rests between the borrower and Earnest.
The 2008 market crash provided a slew of these non-performing notes and, as the market has slowly recovered, performing and non performing notes are commonly traded. Recent market volatility indicates that a second wave of large opportunity is in the near future. While we do not expect to see the same levels, the conditions are set for a new round of defaults thus perpetuating this ongoing market.
